During a recent weekly home watch visit, we encountered a homeowner’s worst nightmare: a failed AC condensate drain line. Water backed up in the air handler, overflowing and dripping into the garage ceiling. Thankfully, the damage was confined to the garage and didn’t reach the living areas—but it could have been far worse.
This incident underscores three critical lessons:
- The value of diligent home watch services.
- The necessity of a qualified HVAC service agreement.
Regular maintenance from a licensed HVAC professional—including condensate‑line inspection and flushing—can prevent these failures before they start.
Home watch is the difference between damage and disaster. Had this leak gone undetected for weeks or months, the result could have been costly mold, ceiling collapse, or structural damage.
